Coldwell Banker McKinney & Associates Policies

Cancellation:CANCELLATION POLICY: Within three days of BOOKING date (not the arrival date) a full rental refund will be given except for the $25 non-refundable booking fee. After 72 hours a $125.00 cancellation fee will apply. Within 15 to 30 days of arrival date, penalty will be one half of the rental amount. Less than 15 days prior to arrival date, no refund of the rental amount will be given; only the damage deposit, cleaning fee and tax will be refunded. No refunds will be made due to road closures or any weather related reasons. ALL UNITS ARE SUBJECT TO SUBSTITUTION OR CANCELLATION WITHOUT RECOURSE BY COLDWELL BANKER McKINNEY & ASSOC., INC. If substitution is at a higher price, it will be at the guest's expense, not COLDWELL BANKER McKINNEY & ASSOC., INC. If a substitution is unavailable, a cancellation will be made and all monies will be refunded.

Deposit:Security Deposit in the amount of $200 - $500 is due within one week of Making Reservation (refundable 10-21 days after departure as long as no damages are done to property). If not received in this office reservation will be cancelled automatically. Full Payment must be received 30 days prior to arrival. Christmas and New Years bookings are due 60 days prior to arrival ____. Bookings made less than 30 days in advance must be paid at the time of booking. Payment method is VISA, MASTERCARD, CERTIFIED CHECK or MONEY ORDER. NO PERSONAL CHECKS. Late or lost payments will be cancelled automatically. At the time the reservation is made, a non-refundable booking fee will be charged in the amount if $25.00 plus $2.50 tax, totaling $27.50.

Check In:3pm...Office hours are Monday – Friday 8:00 am – 6:00 pm. Saturdays and Sundays 8:00 am – 5:00 pm. After hours you can pick up your keys at 2291 James Ave. #2. Emergency calls (530) 542-0557.

Pets:If a pet friendly unit, an extra $200 deposit is required.
Other:NO PET/NO SMOKING or OVER OCCUPYING UNITS: Any infraction of this rule will result in the loss of your entire security deposit. SECURITY DEPOSIT WILL BE REFUNDED WITHIN 21 DAYS OF DEPARTURE DATE. You are responsible for all missing items and any damages to the unit or its contents, (including fire or water damage). If damage exceeds your deposit, you are responsible for full payment. If excessive cleaning is required or furniture is moved, this will be deducted from your security deposit. Rates will not be discounted due to failures of any operating system within the rental unit, such as the heating system or the electrical system nor for any condition of the premises caused by weather, the elements, or any unforeseen event. Renter waives any rights he/she may have to disclaim any sum charged to any credit card for rent or damages.
